In 2017 your planning department promised to do Master planning on 500 acres in this area.  Never Happened 

Over the years as I age I've asked for updates..... "yea we are going to get on that"  Never Happened. 

Most recently I've asked planning for the language for the "RFP" they would put out for the Master Planning - Never Happened - 

My thoughts were to take the RFP and use that as a guideline to apply to my 36 acres. All this time I'm wondering what does Planning do?  Why is planning needing hire Planners? It tells me they are not qualified to do their jobs. This is a no-brainer the MTPO must have public comments that should justify the road. Why not just hold a public meeting to get input on the 500 acres or just the roads. 

Casey's is looking at the site and is willing to make an offer subject to the road. 

We just want to sell the land. Let's get the preferred developers you guys like to cash Dana K and me out of this deal and we move on. Your new guy can keep Casey's deal on me. 

I moved back to Topeka in 2000. The calls of a positive nature just for removing the trees far outnumber the negative call over Jerry's bike shop, and that says a lot. Best $48K ever invested. 

AS a broker I can't even tell a prospect if / when or "if ever" a road will go in. This is like the drunk that says he is going to quit drinking tomorrow.

Henry, here is my proposal for the grading work at 37th & Gage. It includes stripping and stock piling top soil and compacted embankment. I included unit prices so if you want to slightly expand or shrink the scope of work, also there is a unit price for water if it is required to achieve optimum compaction. The water price is per 1,000 gallons.
